The New Urban Communities Authority (NUCA) has offered a plot of land in New Assiut City designated for residential use to establish a housing block. The offer is part of the September allocations under the immediate allocation system. The land is located in the Associations Area within the southeastern expansions, serving the growing urban mass.
The plot covers an area of 3,913 square meters, priced at EGP 4,635 per square meter, with a total estimated value of EGP 18.1 million. The project must be completed within 3 years.
The building requirements stipulate a maximum construction percentage of 50%, with allowed height consisting of a basement + ground floor + 5 repeated floors. Rooftop rooms are permitted at a ratio of 25% but without residential units. Setbacks must be at least 6 meters, and the maximum height is 21 meters, in accordance with Armed Forces regulations. Adequate parking spaces must be provided following the Egyptian code.
Payment terms require 25% upfront (10% as a down payment and 15% within one month of approval notification), in addition to administrative fees and contributions to the Board of Trustees. The remaining balance is to be paid over six semi-annual installments, including Central Bank interest and additional charges as per Ministry of Finance regulations.
