As part of the Ministry of Housing, Utilities, and Urban Communities’ role in regulating the real estate market, ensuring its stability, and protecting the rights of citizens and investors, the Ministry and the New Urban Communities Authority (NUCA) urge all participants in the real estate market—whether buying or selling—to exercise the utmost caution and refrain from completing any transaction without first consulting the relevant city authority to verify the legal and financial status of the property involved.
This advisory comes in light of recent information circulating on certain social media platforms and online channels regarding investment opportunities or methods for dealing with land and real estate. The Ministry stresses the importance of referring to the competent official authorities to verify the accuracy of such information and ensure compliance with the applicable legal procedures.
The Ministry and NUCA emphasized that this measure is intended to protect the legal rights of clients, safeguard the stability of their transactions, and ensure that all dealings comply with the applicable legal rules and regulations.
The Ministry and the Authority have recently observed that some unauthorized market participants are attempting to use illegal methods to promote or complete sales and purchase transactions involving properties that do not meet legal requirements or are not officially registered. Such practices expose citizens to significant financial and legal risks.
The Ministry and NUCA stressed that they will deal firmly and decisively with any violations or practices that threaten the stability of the real estate market or the rights of citizens. They affirmed that no tolerance will be shown toward any party proven to be involved in illegal transactions or activities that violate the approved regulations.
The Ministry and the Authority renewed their call for all citizens to avoid engaging in any offers or transactions before fully verifying them with the competent administrative authority. They also emphasized that official government bodies are the only reliable source of information and data regarding land and properties under the jurisdiction of NUCA and its affiliated city authorities.
