Thousands of low- and middle-income citizens are awaiting the announcement by the Ministry of Housing, Utilities, and Urban Communities, represented by the Social Housing and Mortgage Finance Fund, regarding the opening of applications for the 2026 rent-to-own housing apartments project.

The project aims to provide housing units under an affordable system that allows citizens to obtain suitable housing with the possibility of ownership, in accordance with the regulations that will be announced.

Around 15,000 housing units are expected to be offered for rent in the coming period across several governorates and new cities, in addition to units in some villages under the “Hayah Karima” initiative, with various sizes to meet the needs of different families.

Details of the 2026 Rent-to-Own Apartments

The rent-to-own apartments project comes as part of the state’s efforts to provide suitable housing for priority groups, particularly young people and low-income families who face difficulties in paying large down payments to purchase housing units.

The offered units range from 75 square meters and include two bedrooms and a living room, in addition to units ranging from 90 to 100 square meters and including three bedrooms and a living room. The units will be distributed across a number of new cities and governorates in accordance with the offering plan.

The rent-to-own system is based on paying a monthly rental amount for a specified period, with the possibility of transferring ownership of the unit to the beneficiary after completing the required procedures and meeting the financial obligations under the approved system.

Requirements for Booking Low-Income Housing Apartments 2026

The Ministry of Housing has set a number of basic requirements for those wishing to apply for rent-to-own units. These include being an Egyptian citizen and being at least 21 years old at the time of application, while complying with the maximum age limit that will be specified in the terms and conditions booklet.

The applicant or their family must also not have previously received a subsidized housing unit or a plot of land from the state, nor have benefited from any previous mortgage finance initiatives dedicated to supporting housing.

The applicant must live or work in the governorate where the requested housing unit is located, and their monthly income must fall within the limits that will be announced to ensure that support reaches eligible beneficiaries. A single family, including the husband, wife, and minor children, is not allowed to obtain more than one housing unit under the offering.

Income Required to Apply for 2026 Rent-to-Own Apartments

The maximum monthly income allowed for applying for the 2026 rent-to-own apartments has not yet been officially announced. It will be specified in the terms and conditions booklet when applications open.

The income limit will be determined based on the target category, payment system, and monthly rental value of the unit, in line with the nature of the project and the low- and middle-income groups benefiting from it.

Documents Required to Book Rent-to-Own Apartments

Applicants will need to prepare a number of basic documents when the booking process begins, including a valid copy of the national ID card and a recent certificate proving monthly income, in addition to documents related to marital status.

The required documents also include a marriage certificate for married applicants, a divorce certificate for divorced applicants, and a death certificate for widows or widowers. Applicants must also provide a recent utility bill for their place of residence and a copy of the rental contract if they are tenants.

The application process may also require additional documents to prove sources of income, particularly for self-employed individuals and irregular workers, in accordance with the requirements set out in the terms and conditions booklet.

2026 Rent-to-Own Apartments Offering Date and Booking Method

The Social Housing and Mortgage Finance Fund is expected to announce the details of the new offering in the coming period, including the application opening date, available cities, rental prices, and allocation rules.

Applications will be submitted electronically through the official platforms specified by the relevant authorities, allowing citizens to review the terms and conditions booklet and learn about the unit details, registration steps, and required fees.

Rental Value and Ownership Period

The rental value of the units will vary according to their size and location, with the final prices to be determined in the project’s terms and conditions booklet.

The rent-to-own system aims to ease the financial burden on citizens by allowing them to benefit from the housing unit during the rental period, with the possibility of owning it after meeting the required conditions and paying the dues according to the specified mechanism.
