Land Plot Offered for Integrated Urban Development in New Nasser City, Assiut

The New Urban Communities Authority (NUCA) has announced the offering of a land plot designated for integrated urban development in New Nasser City, Assiut Governorate. The plot is located in Neighborhood 4 within District 2 and comes as part of the larger five-acre land project, available through the immediate allocation system during September.

According to NUCA data, the land extends over an area of 46,197 square meters, with an estimated price of EGP 3,345 per square meter, bringing the total land value to approximately EGP 154.5 million. The project must be implemented within a period of three years, starting from the date of issuance of the first ministerial decree approving the land’s master plan and subdivision.

Land Plot Offered for Integrated Urban Development in New Nasser City, Assiut

Building Regulations:

  • The housing area must not exceed 50% of the total land area.

  • The building-to-land ratio for apartment blocks must not exceed 50% of the designated housing area.

  • Permitted building heights include a ground floor plus four repeated floors, with the option to add service rooms on rooftops not exceeding 25% of the ground floor area.

  • Service areas should occupy between 5% and 12% of the total land area, with varying building ratios depending on the type of service:

    • 30% for commercial, administrative, educational, and nursery activities.

    • 20% for social clubs.

    • 10% for recreational services.

  • Buildings for all activities except nurseries and recreational/social services may consist of a ground floor plus two upper floors.

Payment Terms:

  • 25% of the land value is to be paid upfront, split as follows: 10% upon contract signing and 15% within one month of allocation approval.

  • An additional 1% administrative fee and 0.5% for the Board of Trustees are added to the down payment.

  • The remaining balance is payable in six equal semi-annual installments, subject to financial charges calculated according to the Central Bank of Egypt’s declared interest rate, plus 2% as per Ministry of Finance directives and an additional 0.5% administrative expenses.
