The New Urban Communities Authority has announced the offering of a land plot in New Beni Suef City, located in the Fifth District, with an area of 1,122 square meters and a total price of EGP 20.3 million, equivalent to EGP 18,100 per square meter.
The terms include a maximum construction ratio of 30% of the total land area, with a height allowance of basement + ground floor + 3 upper floors. Setback requirements are set at 5 meters in the front and 4 meters on the remaining sides, with full compliance with Civil Defense regulations and height restrictions.
The buyer is responsible for obtaining all necessary approvals, preparing parking spaces according to the Egyptian Code, and covering the cost of relocating utilities if present.

The payment system includes a 10% down payment and 15% within one month of approval, along with 1% administrative fees and 0.5% for the Board of Trustees. The remaining amount is to be paid over six semi-annual installments, with applied interest rates plus 2% as per financial regulations and 0.5% administrative fees. The first installment is due six months after the down payment.
The project implementation period is set at three years from the date of land handover, with strict adherence to construction and planning regulations.
