The Ministry of Housing, Utilities, and Urban Communities has announced the offering of a 2,015-square-meter plot designated for commercial, administrative, and residential use. The plot is located along the Violet District Service Axis, opposite the “Beit El Watan” area in Sadat City. The price per square meter has been set at EGP 21,000, bringing the total land value to approximately EGP 42.3 million, according to the immediate allocation mechanism.
According to the provided details, the permissible building ratio is 30% of the land area, with construction allowed up to a ground floor and three additional floors. The ground and first floors are allocated for commercial purposes, the second floor for administrative use, and the third floor for residential purposes.
The ministry requires compliance with Civil Defense standards and height restrictions set by the Armed Forces, as well as the provision of parking spaces in accordance with the Egyptian code for garages. Approval from relevant authorities must also be obtained before starting project implementation. The project completion period is set at three years from the date of land handover.
Regarding the payment mechanism, the buyer must pay a total of 25% of the land value upfront, including 10% upon agreement and an additional 15% within one month of receiving approval. This is in addition to 1% for administrative fees and 0.5% for the Board of Trustees. The remaining amount is payable over six equal semi-annual installments, with the first due six months after paying the initial deposit. Installments will incur financial charges in line with the interest rate announced by the Central Bank at the time of notification, plus 1% as per the Ministry of Finance’s regulations and 0.5% for administrative expenses.
