Housing Ministry: Green Urban Buildings Save 40% of Water Consumption and Cut Operating Bills by 25%

Dr. Abdel Khalek Ibrahim, Assistant Minister of Housing for Technical Affairs, explained that the shift toward green urbanization is one of the national strategies supporting sustainable development. He added that this urban model achieves higher efficiency in resource utilization while preserving the environment. He pointed out that green urban buildings are capable of reducing water consumption by approximately 40% through advanced technologies for conservation and reuse.

Dr. Ibrahim discussed the environmental advantages of this construction approach, explaining that designs based on natural ventilation reduce the need for air conditioning systems, which positively impacts electricity consumption. He also emphasized that the materials used in green construction—whether in bricks or insulation—are carefully selected to enhance energy efficiency and reduce thermal emissions. He noted that most of these materials are sourced locally, making them a more sustainable and cost-effective option in the long term.

On another note, he confirmed that the New Urban Communities Authority (NUCA) has launched a package of incentives to attract investors and real estate developers toward green building. These incentives include flexibility in execution and payment periods, increased building area ratios, and consideration of lowering interest rates on land installments allocated for this purpose—steps designed to encourage a large-scale transition toward sustainable urban development.

Dr. Ibrahim also pointed out that the National Strategy for Green Urbanization document was recently approved by the Cabinet and is set to be officially endorsed by the NUCA Board of Directors in preparation for implementation at the beginning of next month. He explained that the cost of green construction is slightly higher—about 5% more than traditional building—but it brings substantial long-term benefits, including reducing operating and utility bills by 15% to 25%. This, he noted, enhances the economic feasibility of adopting this sustainable approach over time.
