The Board of Directors of the New Urban Communities Authority, headed by Eng. Sherif Sharabiny, Minister of Housing, Utilities, and Urban Communities, during its recent meeting, approved a set of facilitation measures related to housing units and plots of land in the cities under the Authority’s jurisdiction.
The approval extends the facilitation measures issued under the Authority’s Board Resolution No. 208 dated September 1, 2025, to include all plots of land of various sizes and activities (residential, commercial, integrated urban developments, etc.) in all cities under the Authority that were not covered by the previous resolution.
These measures include a 50% reduction in transfer fees, effective from the date of publication in daily newspapers until March 18, 2026, except for the North West Coast and New Ras El Hikma developments, which are excluded from this reduction. All other facilitation measures and conditions remain in effect according to the resolution, while adhering to the previous regulations issued by the Authority’s Board regarding transfers.
Regarding housing units offered during 2023, 2024, and 2025 that customers have not received within the specified deadlines, the city authorities are responsible for applying the provisions of the Real Estate Regulations by notifying the customers based on Article 14 of the regulations.
Customers are required to regularize their status within 30 days of notification by paying the handover installment and maintenance deposit, along with any financial obligations accrued from the end of the original deadline until the payment date.
The following conditions apply: the unit must be vacant, not re-offered or allocated to others, customers must waive any lawsuits filed against the Authority or the city administration, and they must commit to paying installments on time without any previous refunds.
As for installments due on residential, professional, administrative, and commercial units, as well as plots of land of various activities and sizes in the new cities, the option to reschedule the final installment has been included under specific conditions.
Among these conditions, the rescheduling period must not exceed the original installment intervals, and a full 100% waiver of late payment penalties will be granted for the final installment if it is paid within 30 days from the date of the announcement.
