Conditions and Requirements for Social Housing Units in Egypt

When applying for a social housing unit in Egypt, applicants must provide several important documents. These include:

  1. Proof of Maintenance Payment: A copy of the maintenance document paid by the divorced woman.
  2. Official Certificates of Social Status: This includes the marriage, divorce, or death certificate, which verifies the applicant’s marital status and family situation. Additionally, birth certificates for minor children (with their ID numbers) and a family record document for the applicant (except for single, divorced, or widowed individuals) are required.
  3. Recent Utility Bill: A recent bill for the applicant’s current residence, such as electricity, gas, or water.
  4. Housing Project Reservation Withdrawal: If the applicant previously registered for a housing project under the social housing program but did not receive a unit, they must submit a document confirming the withdrawal of the reservation deposit.

Housing Eligibility for Pensioners

For pensioners wishing to apply for a social housing unit, there are specific age-related conditions. The applicant’s age, for those with average incomes, should not exceed the retirement age set by the Social Insurance Law No. 148 of 2019 at the end of the loan period, which is determined according to the credit study by the funding entity.

The social housing scheme operates on a financing basis, meaning that applicants are prohibited from paying in cash. They are required to follow the terms of the contract and repayment plan.

New Housing Units Availability

The new housing initiative, announced by the CEO of the Social Housing Fund, includes 78,730 housing units, distributed as follows:

  • 40,607 units under construction, each 90 square meters.
  • 1,175 units under construction, each 75 square meters.
  • 11,920 completed units, each 90 square meters, ready for immediate delivery.
  • 1,070 completed units, each 75 square meters, ready for immediate delivery.

In addition, 608 ready-to-deliver 75-square-meter units and 23,350 ready 90-square-meter units will be available across various governorates.

Minimum Income Requirements

For low-income citizens applying for a social housing unit under the new announcement, the minimum net monthly income for the applicant must be 3,500 EGP.

The CEO emphasized that the applicant’s total net monthly/annual income from all sources should not exceed 15,000 EGP per month (180,000 EGP annually) for families, or 12,000 EGP per month (144,000 EGP annually) for individuals.

For middle-income citizens, the minimum net monthly income for the applicant to be eligible for the housing finance program is 12,000 EGP. The applicant’s total net monthly/annual income from all sources should not exceed 25,000 EGP per month (300,000 EGP annually) for families, or 20,000 EGP per month (240,000 EGP annually) for individuals.

This social housing initiative is designed to make affordable housing accessible to citizens based on their income levels, with a clear focus on supporting both low- and middle-income families.
