The Board of Directors of the New Urban Communities Authority (NUCA), chaired by Eng. Sherif El-Sherbiny, Minister of Housing, Utilities, and Urban Communities, has approved a new set of facilitations covering residential units and land in cities affiliated with the authority.
The meeting approved extending the facilitations previously specified in Board Decision No. 208 issued on September 1, 2025, to include all land plots of various uses and sizes — from residential and commercial to fully integrated urban developments and more — in cities that were not previously covered. The facilitations include a 50% reduction on assignment fees, effective from the date of publication in daily newspapers until March 18, 2026, with the exception of cities located in the Northwestern Coast and New Ras El Hekma.
Regarding residential units offered between 2023 and 2025 that were not received by customers within the designated timelines, the authority has instructed city agencies to notify clients to correct their status within 30 days and pay all financial dues related to unit handover, maintenance deposits, and any financial penalties accumulated due to delays up to the date of payment.
Conditions include that the unit must still be vacant and not re-offered or reallocated, and the client must drop any legal claims filed against the authority or relevant agencies, ensuring that all required payments are settled without recovering any previously paid amounts.
The facilitations also include the option to reschedule the final installment for residential, professional, administrative, commercial units, and land across different activities, provided that the rescheduling period does not exceed the interval between installments. Additionally, a full exemption from late payment penalties on the final installment has been approved if payment is completed within 30 days from the date of announcement.
Furthermore, an amendment was approved to a previous clause regarding settlement of payment systems for down payments. The minimum value of down payments eligible for rescheduling has been reduced from EGP 500 million to EGP 30 million, for a period of three months from the date of the board decision.
Finally, a one-month grace period has been granted from the date of publication in daily newspapers for customers to complete payment of booking deposits based on current prices of residential units in the Jannah, Sakan Misr, Dar Misr, Distinctive Housing, and in-kind share schemes.
This also applies to small residential land plots, units, and land offered under the Beit Al-Watan project during 2024 and 2025. These facilitations are subject to conditions, including that the unit or land plot must not have been reallocated or re-offered for sale, and that the client must drop any associated legal claims without recovering previously paid booking deposits.
