Housing Ministry Offers Land for Recreational Use under Usufruct System in New Akhmim

The Ministry of Housing, Utilities, and Urban Communities, through the New Urban Communities Authority (NUCA), has announced the offering of a prime land plot designated for recreational use under a usufruct system. The land is located in the service area north of the city – Second District of New Akhmim City. This step comes as part of efforts to promote recreational activities and meet the needs of the residents in this promising city.

The land spans approximately 1,500 square meters, with an annual usufruct return of EGP 75,000 for a duration of up to five years, providing a flexible and attractive investment opportunity for those interested in establishing innovative recreational projects.

Flexible Conditions and Modern Design

The authority has outlined a set of flexible design requirements aimed at balancing investment interests with the city’s aesthetic urban character. It emphasized that all buildings and structures within the project must be easy to dismantle and reassemble. Additionally, construction is limited to ground floor buildings only, with no additional stories permitted, and must adhere to the approved architectural style of the city authority.

Moreover, a minimum setback of 6 meters must be maintained from all sides of the building to ensure proper ventilation, privacy, and public safety.

The authority has introduced flexible building and land use ratios for investors, allowing a construction footprint of up to 10% of the total land area. This includes covered structures such as pergolas and sunshades. An additional 7% may be utilized for open purposes like playgrounds and children’s play areas, enhancing the recreational landscape of the city.

Traffic flow within the project is also addressed by allocating one parking space for every 25 square meters of built-up area, and another for every 400 square meters of unbuilt area. Investors are also permitted to establish an optional prayer area, provided it does not count toward the building ratio, does not exceed 30 square meters in size, and is limited to a single-story structure with a maximum height of 6 meters, using dismantlable structures.

This offering represents an opportunity for investors to contribute to the development of New Akhmim City and to provide diverse recreational services in alignment with Upper Egypt’s broader development plans.
