Ban on Selling and Renting Residential Units in These Areas

Mai Abdel Hamid, CEO of the Social Housing and Real Estate Finance Support Fund, affirmed that the primary objective of the judicial enforcement system is to ensure that housing subsidies reach those who truly deserve them and to prevent the exploitation of subsidized units through illegal sales or rentals.

Abdel Hamid praised the efforts of the Fund’s judicial enforcement officers, along with city authorities and various housing directorates, noting that these efforts play a significant role in enforcing the Social Housing Law No. 93 of 2018.

She also revealed a plan to transform the judicial enforcement system into a fully electronic system. This digital transition is expected to accelerate processes, enhance efficiency, facilitate the monitoring and control of violations, and improve the overall experience for citizens dealing with the fund.

The relevant authorities have announced an increase in fines for violations related to the illegal rental or sale of subsidized housing units. They stated that the new penalties will be implemented soon. They also clarified that fines could be reduced in the case of early settlement, while they will be doubled if delayed.

Mai Abdel Hamid urged all citizens who have obtained subsidized housing units to occupy them immediately, warning that non-use of these units could lead to warnings being issued by judicial enforcement officers. She emphasized the importance of maintaining communication with the city authority or the housing directorate to avoid legal consequences.

Reports indicated that intensive campaigns are currently underway in new cities and across all governorates to detect violations related to subsidized housing units. These efforts fall within the state’s broader initiative to ensure the sustainability of the social housing program and achieve its goal of providing adequate housing for low-income citizens.
