The New Urban Communities Authority (NUCA) is accepting applications for increasing building area per floor for six months, with the possibility of an extension. Applicants must register through the authority’s website and submit their national ID and proof of ownership. The requests mainly concern new cities, with New Cairo and Sheikh Zayed accounting for over 40%. Each city’s administration reviews applications, determines the financial costs, and approves them, provided the conditions apply only to licensed properties. The allowed expansion is up to 75% of the total floor area, including service rooms.
The Ministry of Housing has defined specific areas for residential units. For plots up to 130 square meters, only one residential unit is permitted, while plots between 131 and 240 square meters can have two units, and plots exceeding 240 square meters can have three units. NUCA also requires verification of the land’s financial, construction, real estate, and legal status, ensuring no building violations. Height restrictions must be observed, parking spaces must be provided according to the Egyptian code, and all financial dues to the authority must be settled.
Suppose an applicant wishes to retain service rooms on the rooftop at 25%. In that case, the maximum usable residential area is 50% of the top floor as an enclosed space, with an additional 25% as an open space separating service rooms from residential use. However, the authority has exempted compound projects, social housing lands, and “Build Your Home” plots from this decision.
