Monufia Housing Directorate Announces Reconciliation Details for Changing Residential Unit Usage

On Tuesday, December 31, 2024, the Monufia Housing Directorate revealed the steps and costs associated with reconciling violations related to changing the designated use of residential units, whether for residential or commercial purposes.

Reconciliation Process for Changing Unit Usage

The Directorate clarified that individuals who wish to reconcile for altering the primary residential purpose of their units (e.g., converting them into nurseries, law offices, or real estate company offices) must follow these steps:

  1. Visit the Housing Directorate and meet with designated judicial officers.
  2. Submit a dedicated reconciliation application form.
  3. Pay administrative fees at any post office to the designated fund account.
  4. Undergo a re-inspection of the unit to ensure compliance with restoring it to its original purpose.
  5. Proceed to the Social Housing Fund to finalize the reconciliation payment, which varies based on the violation’s date.

Reconciliation Costs

  • For violations recorded before July 1, 2023, the reconciliation fee is 40,000 EGP.
  • For violations recorded after July 1, 2023, the fee is 80,000 EGP.

Reconciliation for Rental Violations

If the violation involves renting out a unit:

  • For violations before July 1, 2022, the reconciliation fee is 25,000 EGP.
  • For violations after July 1, 2022, the fee is 40,000 EGP.

Non-Reconcilable Cases

The Directorate emphasized that reconciliation is not permitted in cases where the unit has been sold. If ownership transfer is verified through a sales contract, the Social Housing Fund has the right to legally reclaim the unit from the owner.

These measures aim to maintain the intended use of residential units and uphold legal compliance within Monufia’s housing projects.
