The Ministry of Housing, represented by the New Urban Communities Authority (NUCA), has launched the sale of three investment opportunities in Sadat City. These plots, each sized at 1,000 square meters, are designated for commercial, administrative, and residential purposes within the service axis of the residential area 31. The price per square meter is EGP 11,335, making the total price of each plot around EGP 11.3 million. The sale is being carried out through the immediate allocation system during October.
According to NUCA, the implementation period for these plots is set at three years from the date of handover. The plots allow for a building density of no more than 30%, with a permitted building height of ground level plus three repeated floors.
In terms of payment, buyers must complete 25% of the land value (10% already paid and the remaining 15% to be paid within one month of receiving the board’s approval). Additional costs include a 1% administrative fee and a 0.5% trustee board fee, both calculated based on the final approved price.
The remaining balance is payable in six equal semi-annual installments, with the first due six months after the down payment. All installments will incur financial charges based on the Central Bank of Egypt’s interest rate, along with a 1% fee in accordance with the Ministry of Finance’s regulations and a 0.5% administrative fee.
