The Ministry of Housing, Utilities, and Urban Communities is continuing its preparations to roll out a new phase of social housing units in 2026 through the Social Housing and Mortgage Finance Fund. This comes as part of the government’s ongoing efforts to provide suitable housing options for low- and middle-income citizens across various new cities nationwide.
As part of organizing the application process and ensuring that support reaches those who genuinely deserve it, the relevant authorities have identified several categories that will not be eligible to apply for social housing units in the upcoming offering due to their failure to meet the basic conditions set by the ministry.

The list of ineligible applicants includes multiple groups, most notably individuals under the age of 21 at the time applications open, as well as non-Egyptian nationals.
The excluded categories also include individuals over the age of 50, in addition to applicants who submit requests outside the geographical scope of their residence or workplace associated with the city where the units are located.
Also barred are those who have previously received a housing unit within social housing projects in earlier phases, as the government prioritizes giving opportunities to the largest possible number of citizens who have not benefited before.

Steps to Apply for Social Housing Apartments 2026
The Ministry of Housing clarified that applications must be submitted electronically through the official website of the Social Housing and Mortgage Finance Fund. Applicants start by creating a personal account, then carefully entering all required information and completing the housing reservation form.
Afterward, applicants must pay the booking deposit using the available payment methods, upload the required documents through the website, and regularly follow up on their application status.
Required Documents for Application
The essential documents include a valid copy of the national ID, a certificate proving income, and a recent utility bill (electricity, water, or gas). Additional documents include a marriage certificate for married applicants, birth certificates of children if applicable, and the receipt confirming payment of the booking deposit.
The ministry emphasized that these regulations are designed to promote social justice and ensure that support is directed toward the most deserving groups while maintaining transparency and equal opportunities for all applicants.
It is expected that all details of the new offering—including full application conditions, payment systems, and unit locations—will be officially announced soon through the official platforms of the Ministry of Housing and the Social Housing and Mortgage Finance Fund.
