The Board of Directors of the New Urban Communities Authority (NUCA), chaired by Eng. Sherif El-Sherbini, Minister of Housing, Utilities, and Urban Communities, has approved a new package of facilitations for residential units and land in cities affiliated with the Authority. The step comes as part of efforts to support customers and enhance ownership opportunities across various development projects.
The Authority explained that the facilitations include the application of Decision No. 208, issued by the NUCA Board on September 1, 2025, to land plots of all types and sizes (residential, commercial, and fully integrated urban plots) which were not included under previous decisions.
A 50% discount has also been announced on waiver fees for a period starting from the date the announcement is published in newspapers until March 18, 2026, with the exception of city authorities located in the North-West Coast and New Ras El Hekma areas. All conditions stated in the decision must be followed.
Regarding residential units offered between 2023 and 2025 that customers did not receive within the specified deadlines, the provisions of the Real Estate Regulations will be applied. Customers are granted the opportunity to rectify their status within 30 days, based on Article 14, and must pay the handover installment as well as the maintenance deposit.

The unit must be vacant and not re-offered or allocated to another party. Customers are also required to waive any legal claims previously filed against the Authority or any relevant city authority, and commit to paying overdue installments within the set timelines.
The package also includes the scheduling of the final installment due on residential, professional, administrative, commercial units, and land plots, provided that the schedule does not exceed the official grace period limits. Customers will receive a 100% exemption from late penalties if payment is made within 30 days from the date of the announcement.
The Authority also clarified that it will implement the provisions of Decision No. 208 (dated September 1, 2025) concerning regulation mechanisms, allowing the rescheduling of advance payments for land plots valued at more than EGP 30 million, for a period of up to three months from the date the decision is issued.
Additionally, the Authority granted a one-month grace period from the date of publication in daily newspapers for customers to complete down payments for residential units in projects such as Jannah, Sakan Misr, Dar Misr, Distinguished Housing, and in-kind share units. The grace period also includes small residential land plots and units within the Beit Al Watan project for the years 2024 and 2025.
These facilitations are applied only if the units or land plots are vacant and have not been re-offered or allocated to any other applicant, and provided that the applicant waives any previously filed lawsuits and has not been refunded the reservation deposit.
