The New Urban Communities Authority announced during the current month of October the offering of an investment opportunity for medical activity north of the Fifth District in Badr City. This offering falls within the initiatives aimed at supporting small projects with an area of less than 5 acres, operating under the mechanism of immediate land allocation. The goal is to improve the city’s health infrastructure and provide advanced medical services for its residents and the surrounding areas.
Based on the available information, the area of the land plot offered for investment is 3,962 square meters, priced at 6,800 EGP per meter. This brings its total estimated value to approximately 26.9 million EGP. The requirements include achieving a built-up area of 40% of the land area, with a height comprising a basement, a ground floor, and two upper floors.
Compliance with Civil Defense requirements and height restrictions issued by the Armed Forces is mandatory, in addition to providing car parking spaces in accordance with the Egyptian Garage Code.
The project implementation period has been set at three years from the date of land receipt. A reservation earnest payment of 10% of the land value is required, with 15% paid upon allocation, plus 1% for administrative expenses and 0.5% for the Board of Trustees.
The remaining land price is divided into 6 equal semi-annual installments. These installments carry financial burdens based on the interest rate announced by the Central Bank of Egypt, plus an additional 2% according to the instructions of the Ministry of Finance, and 0.5% for additional administrative expenses.
