As part of the sixth phase of the Maskan project, the Ministry of Housing, Utilities, and Urban Communities has announced the release of a diverse set of land plots in new cities, opening the door for reservation applications for lands designated for middle-income housing.
Applications are open until November 13, 2025, with the goal of meeting the rising demand for residential land and providing multiple options for citizens wishing to build their homes according to the set standards and conditions.
The ministry has allocated 2,333 land plots under this phase, distributed among medium, distinguished, and most distinguished housing. The offering also includes 45 land plots in New Sohag City, each measuring 276 square meters, as part of the city’s urban expansion plans.
The ministry set the reservation deposit for middle-income housing lands at EGP 25,000, clarifying that paying this amount is a prerequisite to participate in the allocation lottery. To streamline the process, the ministry has launched an online application link through its official website.

The main objective of the offering, the ministry emphasized, is to provide residential lands of various types in new cities to absorb population growth rates, support urban development, and help Egyptian families acquire legally owned plots for building homes in accordance with approved plans.
This new phase covers 18 cities across Egypt, including: 6th of October, El Obour, 10th of Ramadan, New Akhmim, New El Salheya, New Fayoum, New Minya, Badr, and New Aswan, among others. This geographical diversity aims to achieve balanced distribution and provide fair opportunities for all social groups.
In terms of distribution by target segments, the offering focuses on:

1,331 plots for middle-income housing across 8 new cities,

828 plots for distinguished housing in 9 cities,

174 plots for the most distinguished housing in 3 cities.
Additionally, the ministry has allocated 112 land plots for people of determination, in support of social justice and community inclusion.
The ministry continues to provide plots of varying sizes at competitive prices to support middle-income families, enabling them to own housing units or plots for self-construction. The digital system allows applications and follow-ups to be completed online, eliminating the need for in-person visits to government offices.
This offering is expected to attract strong interest from citizens, given the continuous rise in real estate and land prices. Through this project, the state seeks to establish new urban communities that will help ease pressure on older areas while providing a modern environment and integrated services for new residents.
