The New Urban Communities Authority (NUCA) has announced the offering of a new investment land plot through the immediate allocation system in the New Administrative Capital. The plot is located in the third residential district R3, within the Oasis area. It spans 4,059 square meters and is designated for establishing a commercial-administrative project. The price per square meter is set at EGP 25,565, bringing the total value of the land to approximately EGP 103.8 million.
The Authority clarified that the construction requirements stipulate that the building ratio must not exceed 30% of the total land area, with a mandatory setback of 6 meters on all sides. Developers are permitted to construct a building consisting of a basement, a ground floor, and three repeated upper floors, in accordance with the specified regulations.
It is also required to provide designated parking spaces within the land boundaries, in line with the Egyptian Garage Code. In addition, the project must comply with the height restrictions set by the Armed Forces Operations Authority, ensuring alignment with security requirements.

NUCA pointed out that the project implementation period is set at three years from the date of land handover. The land can be reserved by paying 10% of the total value as a down payment for earnest reservation. The payment is then completed to reach 25% of the land value—comprising the initial 10% plus an additional 15% to be paid within one month of the allocation approval notice. Furthermore, an additional 1% is charged as administrative fees and 0.5% as a contribution to the Board of Trustees.
As for the remaining value of the land, it is to be paid in six equal semi-annual installments in Egyptian pounds, with the first installment due six months after paying the down payment. The installments are subject to interest calculated at the rate announced by the Central Bank of Egypt, plus an additional 2% as per the Ministry of Finance’s instructions, along with 0.5% additional administrative fees to ensure financial compliance.
