The Ministry of Housing has announced the launch of 261,000 residential units across five phases through the Housing and Development Bank, starting mid-April 2025.
The ministry clarified that the apartments will be made available according to the following schedule:

Phase One: 35,088 residential units on April 15, 2025

Phase Two: 59,510 residential units on July 15, 2025

Phase Three: 59,687 residential units on October 15, 2025

Phase Four: 58,312 residential units on January 15, 2026

Phase Five: 48,656 residential units on April 15, 2026
The Ministry of Housing stated that the price per square meter for upper-middle and luxury housing units will range between EGP 10,000 and EGP 35,000. Transactions will be facilitated through the Misr Real Estate Platform. The ministry has also launched two projects, Diarna and Zelal, to provide high-end residential units for citizens.
The Ministry’s upper-middle and luxury housing initiatives include several notable projects such as Sakan Misr, Diarna, Dar Misr, Jannah Misr, and Zelal. During a press conference, Minister of Housing, Engineer Sherif El-Sherbiny, emphasized that this launch is part of a wider plan to offer 400,000 residential units in response to directives from President Abdel Fattah El-Sisi. He also stressed the urgency of completing all necessary procedures to release the units as soon as possible.
Mai Abdel Hamid, CEO of the Social Housing and Mortgage Finance Fund, reviewed the financial status of these projects within the “Housing for All Egyptians” initiative.
