Broader Housing Options

In addition to social housing, the Ministry also offers units for middle-income citizens, including those in projects like Dar Misr and Janna Misr. It is anticipated that more social housing units for middle-income citizens will be released later this year, with terms and conditions available upon the announcement. However, a specific release date has not yet been confirmed.

Upcoming Application Dates and Project Details

As of now, the Ministry has not announced the exact opening date for applications for 2024 social housing units for low-income citizens. However, projects such as the October Gardens Valley Towers have already released their terms and conditions booklets. These units range from 95 to 100 square meters and are ready for immediate delivery. The price per square meter is set at 15,000 EGP, with various payment plans available, including options for 3, 5, or 7 years with corresponding interest rates.

The final date for applying for distinguished social housing units in the Valley Towers project was August 29.

Expected Prices and Income Limits

For the upcoming social housing announcement for low-income citizens, prices are expected to be in line with the last offering, which was around 530,000 EGP. Prices may increase by up to 15% upon delivery due to rising construction costs.

The Ministry has also adjusted the maximum income thresholds for applicants, now set at 10,000 EGP for single applicants and 13,000 EGP for families, reflecting recent economic changes.

Eligibility Requirements for Social Housing Applications

The Ministry of Housing, through the Social Housing Fund, has outlined several key eligibility criteria:

  • Applicants must be natural persons with Egyptian citizenship.
  • Applicants must be at least 21 years old at the time of application.
  • Only one unit may be reserved per family (including spouse and minor children).
  • Applicants should not have previously been allocated a social housing unit or plot of land, nor benefited from any housing subsidies.

These conditions ensure that the program remains accessible to those most in need and that the allocation process is fair and transparent.
