The New Urban Communities Authority has announced the offering of an investment land plot for commercial–administrative–residential use in New Nubaria City, Beheira Governorate, under the immediate allocation system during September. The land is located at the service center of the third neighborhood in the first residential district and extends over an area of 8,600 square meters, priced at EGP 14,540 per square meter, with a total value of approximately EGP 125 million. The project must be completed within three years from the date of handover.

The building regulations stipulate a maximum building percentage of 30% of the total area, with setbacks of 5 meters in the front and 4 meters at the rear and sides. The maximum height includes a commercial ground floor, an administrative floor, and four residential floors. Parking spaces must be provided in accordance with the Egyptian code for garages, along with adherence to Civil Defense requirements and height restrictions set by the Armed Forces Operations Authority.
The payment mechanism requires 25% of the land value (10% as an initial down payment + 15% within one month of approval), in addition to 1% administrative expenses and 0.5% for the Board of Trustees. The remaining amount is to be paid in six equal semi-annual installments starting six months after the down payment, with interest calculated at the Central Bank’s rate +2%, plus 0.5% administrative fees.
