Offering a Nursery Land Plot in New Cairo for Over EGP 72 Million

The New Urban Communities Authority (NUCA) has offered a land plot designated for a nursery activity in the Eighth District, Beit El Watan – Eastern Extension area in New Cairo City, as part of the August 2025 offerings. This investment opportunity falls under the category of plots smaller than five feddans and is available through the immediate allocation system.

According to available information, Plot No. (9) covers an area of approximately 2,290 square meters, with a price of EGP 31,550 per square meter, bringing the total land value to about EGP 72.25 million. The project must be completed within no more than three years from the date of receiving the land.

Under the building regulations, the permitted building ratio is 30% of the total land area, with a setback of six meters on all sides. The allowed height is (ground floor + first administrative floor), in compliance with Civil Defense requirements and height restrictions issued by the Armed Forces. The final plot area will be determined based on the actual measurement delivered by the City Authority’s Survey Department, and parking spaces must be provided in accordance with the Egyptian Parking Code.

Applicants are required to conduct a thorough on-site inspection of the land to ensure they are fully aware of all details. Submitting an application after inspection is considered a confirmation of acceptance of the location and final agreement to the terms.

As part of its efforts to enhance transparency and accelerate investment in new cities, NUCA established in March 2019 a set of rules to regulate the immediate allocation mechanism for service and investment lands. These rules require applicants to submit a check worth 10% of the total land price as a serious reservation payment. Under recent amendments, the Authority now calculates seriousness based on the announced price in the first offering, and companies must pay via bank transfer to ensure proper documentation of financial transactions.

Companies are also required to propose an additional price per square meter in their financial offer as a measure to address potential bidding on lands. The Authority allows electronic evaluation to guarantee the selection of the best offer with full transparency. If the final price exceeds the announced price, the winning bidder must pay the difference in proportion to the seriousness percentage, currently ranging between 5% and 10% of the total land value, depending on the nature of the offering and the targeted activity.
