The New Urban Communities Authority (NUCA) has announced the sale of a mixed-use plot (commercial, administrative, and residential) in Hadayek October during April. The land spans 8,654 square meters and is priced at EGP 12,200 per square meter, with a total cost of approximately EGP 105.5 million. The building footprint must not exceed 30%, and construction is permitted up to a height of ground floor plus three upper floors, designated for commercial, administrative, and residential uses.
Compliance with the requirements of the Civil Defense Authority, as well as height restrictions set by the Civil Aviation Authority and the Armed Forces, is mandatory. Parking spaces must be provided in accordance with the Egyptian Code for Garages. The approved land area is determined by the Survey Department, whether it is more or less than the advertised size.
Payment Terms:
Buyers must complete payment of 25% of the land’s total value. A 10% deposit has already been paid, and the buyer is required to pay an additional 15% within one month of receiving the Board of Directors’ approval notice. Additionally, a 1% administrative fee and a 0.5% contribution to the Board of Trustees must be paid.
The remaining 75% of the land’s price is to be paid in six semi-annual installments, with the first installment due six months after the down payment. These installments will incur financial charges based on the interest rate announced by the Central Bank of Egypt.
