New Urban Communities Authority Offers Mixed-Use Commercial-Residential Plot in the Entertainment District of Obour City

The New Urban Communities Authority (NUCA) has announced the offering of a new land plot designated for commercial-residential use in Obour City as part of the July 2025 offerings. This prime plot is located in the Entertainment District, Block 25033. Covering an area of 715 square meters, it is listed as Plot No. 5 and priced at EGP 31,815 per square meter, making it one of the most expensive offerings in the city due to its strategic and lively location.

The land is allocated for mixed-use (commercial-residential) development and falls under the category of plots smaller than 5 feddans. The permissible building footprint is up to 30%, with a maximum building height of a basement + ground floor + 3 repeated floors. Compliance with the parking code is mandatory, along with height restrictions from the Armed Forces and safety requirements from the Civil Defense Authority. Actual land dimensions will be finalized following a field inspection conducted by the city’s surveying department. Interested parties must inspect the land and strictly adhere to all stipulated requirements.

Payment Terms and Conditions:

Buyers are required to pay a 10% deposit as a reservation guarantee. This must be increased to 25% within one month from the date of receiving the approval notice. Additionally, 1% will be charged as administrative fees and 0.5% as a contribution to the Board of Trustees. The remaining amount will be divided into six equal semi-annual installments, payable in Egyptian pounds. The first installment is due six months after the initial down payment.

Financial charges will be added to each installment based on the interest rate set by the Central Bank of Egypt at the time of approval. An additional 2% as directed by the Ministry of Finance and a further 0.5% for additional administrative costs will also apply.

Project Implementation Timeline:

The project must be completed within three years from the date of land handover. This timeline emphasizes NUCA’s commitment to driving forward integrated urban development in Obour City and ensuring the optimal use of valuable and strategic locations.
