The New Urban Communities Authority (NUCA) has announced the offering of 8 land plots with a total area of 26,873 square meters for warehouse activities (excluding pharmaceutical and food storage) in New Borg El Arab City. The price is set at EGP 5,610 per square meter, with a total investment value of approximately EGP 151 million, offered under the immediate allocation mechanism.
The building-to-land ratio is set at 65%, with a maximum building height of 15 meters, subject to compliance with Civil Defense regulations, Armed Forces height restrictions, and the provision of parking spaces according to the Egyptian garage code. The execution period is 3 years from the date of land handover, with a mandatory site inspection before allocation.
The payment plan requires completing 15% of the land value in Egyptian pounds (5% already paid in advance and 10% within one month of approval) in addition to administrative and board of trustees fees. The remaining amount is to be paid over 6 semi-annual installments starting one year after approval, with Central Bank interest rates and additional charges applied according to Ministry of Finance guidelines.
