New Decree Approves Master Plan for Tourist Project in Dabaa

The Official Gazette published on Monday, January 18, 2024, a new decree by the Ministry of Housing, Utilities, and Urban Communities, identified as Ministerial Decree No. 61 of 2024. The decree approves the master plan for a 267.34-acre plot of land and the detailed plan for the first phase, covering 168.82 acres, located in Dabaa in the Northwest Coast. The land is allocated for the development of a tourist project.

Details of the Decree

The decree endorses the master plan for a 1,122,692-square-meter plot (equivalent to 267.34 acres) and the detailed plan for the first phase of the project on 168.82 acres. The land is allocated to Al-Amar Urban Expansion Company for the establishment of a tourist project. This decision is based on multiple legal frameworks, including the New Urban Communities Law No. 59 of 1979, the Building Law No. 119 of 2008, and the Investment Law No. 72 of 2017.

The decree specifies that the company must adhere to the boundaries and conditions outlined in the attached map and the contract signed on February 2, 2022. The company is also prohibited from marketing, selling, or advertising any project units without obtaining approval from the relevant authorities. Violating this provision could result in the cancellation of the decree and legal action.

Furthermore, the decree stipulates that service areas within the project should exclusively serve residents of the development, with no external access permitted unless the company pays the appropriate fee and receives necessary approvals.

This decree is a crucial step in the ongoing development of Egypt’s Northwest Coast, supporting both tourism and economic growth in the region.
