The Board of Directors of the Social Housing and Mortgage Finance Support Fund stated Facebook warning beneficiaries about certain violations that could result in the immediate withdrawal of social housing apartments across all regions.

Through a Facebook post, the Social Housing and Mortgage Finance Support Fund highlighted eight cases that could lead to the withdrawal of a social housing apartment, as follows:
- Failure to pay installments on time: If two consecutive installments accumulate, the apartment will be withdrawn from the beneficiary immediately.
- Delay in signing the contract after allocation: Failure to meet the designated deadlines for signing the contract is considered a sufficient reason for canceling the allocation and withdrawing the apartment.
- Subletting the apartment without approval: If the apartment is sublet without obtaining written authorization from the New Urban Communities Authority, the unit will be vacated immediately.
- Failure to take possession of the apartment on time: If the beneficiary does not receive the apartment within the agreed-upon period, the contract will be canceled, and the apartment will be withdrawn.
- Providing false documents: If it is discovered that fraudulent documents were submitted during the application process, the apartment will be withdrawn immediately, and the individual will face legal consequences.
- Using the apartment for non-residential activities: The apartment will be withdrawn if it is used for purposes other than housing, such as converting it into a commercial or administrative office, which is strictly prohibited.
- Transferring ownership of the apartment without written consent: If the apartment is transferred to another person without obtaining written approval from the New Urban Communities Authority, it will be withdrawn immediately.
Social Housing Regulations and Conditions
The government emphasizes the importance of adhering to the regulations and conditions of social housing to safeguard the rights of beneficiaries and ensure a suitable living environment.
Beneficiaries must be aware of violations that could result in withdrawal of their housing units and contract termination.
Judicial enforcement committees monitor the units allocated to low-income individuals to ensure that support reaches those who truly need it. However, violations such as renting or selling these units have been recorded, leading to their withdrawal. This issue has raised concerns among social housing apartment owners, particularly those in the “Housing for All Egyptians 5” project.
