The Ministry of Housing, represented by the New Urban Communities Authority (NUCA), has announced the sale of three investment plots in Sadat City, located in the service axis of the residential area 31. Each plot spans 1,000 square meters and is priced at EGP 11,335 per square meter, making the total cost per plot approximately EGP 11.3 million. The sale is being offered through the immediate allocation system during October.
According to NUCA, the implementation period for the plots is set at three years from the date of land handover. The plots have a building density limit of 30% for service areas, and buildings are allowed up to ground level plus three floors.
The payment terms include an initial deposit of 25% of the total land value (10% already paid and 15% to be paid within a month after receiving the board’s approval for the allocation). Additionally, there are administrative fees of 1% and a 0.5% trustee board fee, based on the final price set by the main property committee.
The remaining balance will be paid in six equal semi-annual installments, with the first due six months after the down payment. All installments will accrue financial charges based on the Central Bank of Egypt’s interest rate, with an additional 1% as per the Ministry of Finance’s instructions and 0.5% for administrative fees.
