Engineer Sheref El Sherbini, the Minister of Housing, Utilities, and Urban Communities, has issued Ministerial Decree No. 83 of 2024, approving the planning and division of a 237-acre plot of land located east of the 1,000 Feddan area, south of Madinaty in New Cairo. This land has been allocated to the Vision Association for Development, Services, and Social Care under a mixed cash and in-kind payment scheme for the establishment of an integrated urban project.
According to the second article of the decree, the association granted the land is obligated to complete the project’s infrastructure and construction within the approved timeframe, as stipulated by the decision of the Board of Directors in its 177th session on February 16, 2023, and the contract signed on April 18, 2024. If the association fails to adhere to the approved schedule for reasons not accepted by the Authority, appropriate legal actions will be taken.
The third article of the decree mandates that the association is not permitted to offer units for reservation or sale, or to advertise the project, without prior approval from the Authority. This must be done in accordance with the established rules and regulations, including compliance with Prime Ministerial Decree No. 2184 of 2022, which outlines the regulations for the sale of units in real estate development projects. Any violation of these terms will result in the cancellation of this decree and the implementation of suitable legal actions.
Additionally, the fifth article of the decree requires the association to ensure that the allocated water supply for the project is adequate for the number of units planned, as per the approved design plan. The association will be solely responsible for any consequences arising from discrepancies in this regard.
