Issuing 18 Million National ID Numbers for Housing Units Marks a Shift Toward a More Transparent Market

Dr. Mohamed Rashid, a board member of the Real Estate Development Chamber within the Federation of Egyptian Industries, affirmed that issuing 18 million national ID numbers for residential units in Egypt marks a major transformation in the real estate sector. He explained that the property national ID acts as a unique identifier for each housing unit, similar to a birth certificate or national ID card for individuals. This initiative aims to systematically catalog Egypt’s real estate assets and precisely map their geographic distribution, which contributes to enhancing transparency and simplifying real estate transactions.

Dr. Rashid emphasized that the issuance of national IDs for 18 million units represents about 40% of the total housing units in Egypt, according to statistics from the Central Agency for Public Mobilization and Statistics (CAPMAS). He considered this move a significant step toward organizing the market and facilitating property registration processes.

He added that approximately 90% of real estate in Egypt remains unregistered to date. This makes the property ID a key tool for easing registration procedures and building a precise, comprehensive database that better serves the market.

Dr. Mohamed Rashid further explained that adopting a national ID system for real estate will have a profound impact on the export potential of Egyptian property. The ID number offers foreign clients a sense of security regarding ownership rights and enables them to conduct transactions through modern digital connectivity systems, allowing purchases without the need for physical presence.

He also stressed that this initiative will open doors for greater interest from foreign buyers and boost the export volume of Egyptian properties to global markets, particularly in countries like Dubai and Turkey, where real estate transactions are characterized by detailed organization and full clarity regarding ownership.

In conclusion, Dr. Rashid described this measure as a major turning point for Egypt’s real estate market. He noted that it will tangibly contribute to encouraging investment, improving market regulation, and safeguarding the rights of all stakeholders.
