The Ministry of Housing, Utilities, and Urban Communities, represented by the New Urban Communities Authority, has offered an investment plot of land designated for medical use in the Regional Area of New Fayoum City, Fayoum Governorate. The land is being made available under the immediate allocation system.
The plot covers an area of approximately 4,921 square meters, with a contractual price of EGP 6,885 per square meter, bringing the total value of the land to around EGP 33.9 million. The project is scheduled to be completed within three years, starting from the date of receiving the land.
According to building requirements, the construction ratio must not exceed 40% of the total land area, with an allowed height that includes a basement, a ground floor, and two repeated floors. The regulations also require six-meter setbacks on all sides.
Additionally, the Authority emphasized compliance with the requirements of the Ministry of Health and Environmental Affairs, the Civil Defense, and height restrictions set by the Armed Forces. Dedicated parking spaces must also be provided in accordance with the Egyptian Parking Code.
As for payment terms, investors must complete an initial payment of 10% of the land’s value. A down payment of 5% is required upfront, while the remaining 5% must be paid within one month of receiving the approval notification. In addition, administrative fees of 1% and a 0.5% fee for the Board of Trustees apply. The remaining balance of the land’s value will be paid over six equal semi-annual installments, with the first installment due one year after the approval notification, provided that the ministerial decree or building permit—whichever comes first—has been issued. Financial charges will be applied to the installments based on the interest rate announced by the Central Bank of Egypt at the time of payment, with an additional 1% as per Ministry of Finance regulations, along with a 0.5% administrative fee.
