The New Urban Communities Authority (NUCA) has announced the offering of a land plot designated for medical use in Obour City, with an area of 942 square meters. The plot is located in the Western Extension area (Block 20044) and is part of the June 2025 offerings.
The contractual price per square meter is EGP 22,435. A 10% down payment is required as a reservation deposit, to be increased to 25% within one month of the allocation notice. An additional 1% administrative fee and 0.5% contribution to the Board of Trustees apply. The remaining land price will be paid in six semi-annual installments starting six months after the down payment. These installments include the Central Bank of Egypt’s interest rate plus 2%, and an administrative cost of 0.5%.
The building-to-land ratio must not exceed 40% of the total area. The permitted construction includes a basement, ground floor, and two repeated floors, with a mandatory 6-meter setback. All construction must comply with the requirements of the Ministry of Health, the Ministry of Environment, the Civil Defense Authority, and the height restrictions of the Armed Forces.
A site inspection is mandatory, and the project must provide parking spaces in accordance with the Egyptian code for garages. Completion of the project is required within three years from the date of land handover.
