The Ministry of Housing, Utilities, and Urban Communities, through the New Urban Communities Authority, announced the offering of a land plot allocated for establishing a social club in 10th of Ramadan City, Sharqia Governorate. The land is located between the third and fourth residential districts and will be allocated under the immediate allocation system during September.
The offered plot extends over an area of 24,743 square meters at a price of EGP 9,865 per square meter, bringing the total estimated value to around EGP 244 million. The project must be executed within a period not exceeding three years from the date of receiving the land.
Construction Regulations:

A maximum building ratio of 20% of the land area is permitted.

Setbacks must be 5 meters in the front and 4 meters on each side and at the back.

The allowed height includes a basement, ground floor, and two upper floors.

Parking spaces must be provided in accordance with the Egyptian parking code.

Compliance with Civil Defense requirements and height restrictions issued by the Armed Forces is mandatory.

The basement cannot be used for classrooms or laboratories.

Applicants are required to personally inspect the site before applying.
Payment Mechanism:

25% of the land value must be paid as an initial payment (10% as a down payment and 15% to be completed within one month of receiving approval notification).

An additional 1% administrative fee and 0.5% for the Board of Trustees must be paid.

The remaining amount will be settled in six equal semi-annual installments, starting six months after the initial payment. Interest will be applied at the Central Bank’s announced rate +1%, along with an additional 0.5% administrative fee.
