The Ministry of Housing, Utilities, and Urban Communities, through the New Urban Communities Authority (NUCA), is preparing to launch a new phase of residential land plots for individuals. The offering will include various plot sizes ranging from 209 square meters to 1,000 square meters in several new cities across 20 governorates, starting from August 15.
The land plots will be available for immediate delivery and allocated through a public lottery system. The offering will cover a range of categories, including medium distinguished, distinguished, and most distinguished plots, aiming to meet the growing demand for residential lands in new cities and to support the government’s urban expansion plans, according to an official source in statements to Al Arabiya Business.
The source also added that the expected prices for the residential land plots will see a slight increase compared to the last offering in November, though the exact percentage of the increase has not yet been determined. The source also noted that approximately 5% of the total plots will be allocated to people of determination (people with disabilities) as part of the state’s commitment to promoting social inclusion and ensuring equal access to housing opportunities.
The last offering of residential plots for individuals took place in November, during which the Authority provided around 8,521 land plots, distributed as follows:

3,678 plots were allocated under the medium distinguished category, with the average price per square meter around EGP 3,500.

Additionally, 4,747 plots were offered under the distinguished housing category, spread across nine governorates with prices ranging from EGP 1,400 to EGP 5,700 per square meter, depending on the location and level of distinction of each plot.
This upcoming offering is part of the government’s ongoing efforts to support urban development in new cities and to provide a variety of housing options that suit the needs of different social segments. It also aims to encourage property ownership and real estate investment in alignment with Egypt Vision 2030 for sustainable development and modern urban expansion.
