The New Urban Communities Authority (NUCA) has offered a land plot designated for a university project for sale in the southern part of Knowledge Village, located in 10th of Ramadan City. The plot spans an area of 137,265 square meters, priced at EGP 2,775 per square meter, with a total value of EGP 381 million.
The development period extends up to 10 years, with a maximum building coverage ratio of 17%. Construction is permitted to include a basement, ground floor, and two repeated floors. A setback of no less than 10 meters must be maintained from all sides, and civil defense requirements must be adhered to.
Final plot dimensions will be calculated based on the actual delivered area on site, in accordance with the measurements issued by the city’s surveying department. The applicant must acknowledge having inspected the site and will not be entitled to raise objections afterward. They must also comply with all financial and property-related conditions.
From a financial perspective, the applicant must pay 15% of the land’s total value, where 10% has already been paid, and an additional 5% must be paid within one month from the notification of approval. Additional fees include 1% administrative charges and 0.5% for the Board of Trustees. The transaction is based on the officially approved final price.
The remaining value of the land is to be paid in 20 equal semi-annual installments in Egyptian pounds, with the first installment due six months after the down payment. The installments will include financial burdens based on the interest rate announced by the Central Bank of Egypt, in addition to 1% as per Ministry of Finance instructions and 0.5% administrative fees.
