MP Mohamed Attia El-Fayoumi, Head of the Housing Committee in the House of Representatives, confirmed that the new Old Rent Law for residential leases will officially take effect starting August 5, 2025, and will remain in force until August 5, 2032.
El-Fayoumi clarified that if it is proven that a rented apartment has been closed for more than a year without justification, or if the tenant owns another unit suitable for the same purpose, the landlord has the right to submit a request to the Summary Judge to issue an immediate eviction order—provided the claims are verified.
President Abdel Fattah El-Sisi ratified the Old Rent Law No. 164 of 2025 on August 4. According to Article Two of the law, residential lease contracts falling under the law will terminate seven years after the law comes into effect. Meanwhile, lease contracts for non-residential properties leased by natural persons will end five years from the law’s effective date—unless an earlier termination is agreed upon between the parties.
