Details and Conditions for Applying to the New Janna and Sakan Misr Apartment Units

The Ministry of Housing, Utilities, and Urban Communities has announced the details for applying to the “Janna” and “Sakan Misr” apartment units in New Mansoura. These units are part of the first phase of the largest offering of residential apartments to date. The apartments are available in various sizes with multiple payment plans, allowing installment periods ranging from 3 to 7 years. Applications are to be submitted electronically through the Housing and Development Bank’s booking website. Below are the conditions for the application:

Conditions for Booking “Janna” and “Sakan Misr” Apartments in New Mansoura:

  1. The applicant must be of Egyptian nationality.

  2. The applicant must be at least 21 years old and legally competent.

  3. A family (husband and wife) is not allowed to book more than one unit within the same project. However, they may apply for two units in different projects.

  4. All terms are subject to the laws and regulations governing urban communities and real estate financing.

  5. The advertisement and the terms booklet are considered an integral part of the sales contract.

  6. The offered residential units are strictly for residential use. Buyers are not allowed to change the intended use of the unit. In the event of a violation, the real estate regulations will apply, and the contract will be terminated without prior notice or court ruling. The pricing of the units is based solely on residential use.

  7. The applicant acknowledges that they have reviewed and agreed to all booking terms and information. The act of applying and paying the booking deposit constitutes final acceptance of these terms.

  8. Applying for the residential units implies full acceptance of the booklet’s contents and also serves as confirmation that the applicant has inspected and reviewed the offered locations.

  9. All terms are governed by the policies and regulations of the New Urban Communities Authority, as well as applicable real estate laws, without objections from either current or future unit holders.

  10. Each residential unit includes a proportional share of the land based on its size relative to the total area of all units.

  11. Some ground floor units may include gardens of various sizes, which will be offered in exchange for a usufruct right in accordance with existing regulations.
