Engineer Marwa Hussein, Head of the Sheikh Zayed City Authority, announced that the remaining land in the city and its expansions amounts to approximately 510 acres. Of this, 70 acres are located in the original city, divided into 144 plots, most of which are designated for various service-related activities including commercial, administrative, educational, and healthcare purposes. The largest plot reaches 6,000 square meters, while the smallest is about 500 square meters.
She added that the city’s expansions encompass 440 acres, which include service, urban, and investment plots. Regarding pricing, the price per square meter for medical land reaches EGP 20,000, while administrative land ranges between EGP 18,000 and EGP 20,000 per square meter.
Commercial land prices range from EGP 30,000 to EGP 50,000 per square meter, and large-scale commercial plots are priced between EGP 50,000 and EGP 70,000 per square meter. The permitted building heights typically range from ground floor plus two floors, and for projects overlooking the central axis, heights range from ground plus three floors to ground plus four floors. Meanwhile, neighborhood center plots are limited to a single ground floor, with a building coverage ratio ranging between 30% and 40%.
Sheikh Zayed represents a model for the future of smart cities in Egypt and is considered a long-term guaranteed investment opportunity. Areas such as the Central Axis, Crazy Water Axis, Dahshour Road Extension, and New Zayed have become increasingly attractive to investors due to rising land values and limited availability.
